- Even before we start developing any sort of technical drawings, we're often invited to help our clients visualize and plan their projects. For example, when our client purchased a property in Beverly Hills, we were invited to help them envision how they can put it to best use. We looked at options for a hotel development, an office building, and even a mixed-use development with retail, office, and housing components all in one. We look to provide very broad concepts, and massing studies and costs for each so that our client can envision the future use of their property and understand the cost impact of every option. In the process, we realized that certain critical aspects of the building were historical and needed to be preserved for future generations to enjoy. So we took a step back and developed a whole new approach which is now under development. Other times, we are brought in even before the client purchases a building to look at the existing features of that building and advise whether it even makes sense for the client to proceed with a purchase. We also help our retail tenant clients decide whether to enter into leases and how a certain location and building might affect their brand and their overall business goals. This was the case when we facilitated a lease for a high-end retail brand in Beverly Hills. Although the building was off the beaten path, we were intrigued with the architecture of an existing building nearby. We created a private court and completely reenvisioned the building that was then made to suit the needs of the new client.
