Design development (DD)
- Design development, or DD, occurs after schematic design and right before construction documents. Assume the schematic design phase was a distant view into the building where you can see its shape and general outline. The design development phase will zoom into the project in a lot more detail. Starting with the building itself, during the DD phase, the architect will further define the spacial components of the building. Some examples include building heights, locations of stairs and elevators, types of doors and windows, and external materials. Also, building systems will start to be designed and specialty consultants engaged in developing coordinating drawing sets of their own. The design team is at this point fully engaged, and coordination between the disciplines is ongoing. You'll still be checking in with the client, but at this stage there's a bigger focus on coordination of building systems and their compatibility.
