What do you do if the Corporate Real Estate market is rapidly changing?

As a CEO you must be ahead of your organization and industry. Your’ antennas’ must always be up looking how your organization can be different to win. If you don’t think ahead, your organization will fall behind. We are in a new world era of unrelenting change. We have flipped our script from leading with equity and trailing with services to leading with services and trailing with equity. We also hired a President from outside our organization and joined the NAI international network. We also have rebranded all of our three operating divisions ( brokerage, management and development/ construction ) to be NAI focused. We are NAI Burns Scalo. We feel this will prove to be one of the best decisions we have ever made.

As an advisory professional it is key to stay connected to your clients and understand how their business is changing so that you can look for opportunities to right size, plan for growth and ultimately maximize the efficiency of the clients leased or owned real estate. The market is dynamic at the moment with industrial down slightly from all time highs and office dealing with a fundamental changes in how businesses utilize their spaces. Understanding your lease expirations or disposition timeline are important factors to understand. With construction costs sky high it is critical to be out in front of your lease expiration or planning sufficient time to dispose of or reposition an owned asset that no longer functions for the business.

If you are going to be a player in the Corporate Real Estate Market, have a flexible Game Plan. Keep your eyes open for opportunities but be patient and not impulsive, especially in volatile times...this is a marathon and not a sprint!!

In my experience, with a number of transactional teams throughout the business at Allsop, constant communication is key. The experience of our Auction Teams (both Residential and Commercial), Recievership and Valuation especially are invaluable in providing an up-to-date view of the market. Sitting in the Residential Investment team, advising our buyers and sellers correctly, I am reliant on understanding market opinion at that time. Even through the difficult times we are transacting on a weekly basis across the business, giving us a great insight to Investor appetite/ opinion. This allows us to keep informed of emerging trends and adapt accordingly.

Ever changing, but one thing has remained constant - the UK residential investment market has been an attractive place to invest for years and I expect it will be for years to come, regardless of those market forces (and policy changes) that make it tougher.
