Job Summary

As a Real Estate Manager I, you will serve as the primary point of contact and relationship manager between utility and railroad representatives and RailPros Real Estate clients. Your role will be pivotal in facilitating permit applications, lease processes, and maintaining strong client relationships.

Essential Duties & Responsibilities

  • Act as the liaison between third parties and railroad representatives.
  • Manage client relationships for railroad and utility/permittee/lessee representatives.
  • Review and prepare railroad permit applications, ensuring all necessary documents are in order.
  • Coordinate routing of permit/lease applications to relevant departments within RailPros and railroad entities.
  • Communicate clearly with third parties or clients regarding required design revisions for securing permits or leases.
  • Facilitate utility relocation design and construction for railroad track projects.
  • Determine property valuation and license/lease value.
  • Handle permit application review and approval processes on behalf of railroad clients.
  • Input and track application statuses in real estate management systems.
  • Provide regular updates to team members and clients on application statuses.
  • Participate actively in process and procedure improvement discussions.
  • Ensure completeness and accuracy of client records.
  • Draft license/lease agreements on behalf of railroad clients.

Required Education And Experience

  • Bachelor's Degree in Business Administration, Project Management, Real Estate, or similar fields, or equivalent work experience.

Preferred Education And Experience

  • 1-2 years' experience in real estate or right-of-way management, real estate permitting/leasing, or related fields.
  • Experience in client/customer service and reading engineering plans.

Additional Qualifications

  • Working knowledge of railroad permitting processes and standards.
