As an intern in the property management department, you will be trained and coordinated in the following:
- Assisting in management of a property (or group of properties) for a client and fulfilling the manager’s obligations under the terms of the property’s management agreement.
- Supporting and execute the company’s strategies related to property management operations by directing the team members on the assigned portfolio of properties, and by implementing the policies, procedures, and practices that enable each property to meet and exceed budgeted financial goals and achieve operational performance objectives.
- Respond to tenant needs, ensuring that administrative and building technical staff resolve problems promptly.
- Ensure that services are provided in compliance with policies, procedures, regulations, and contractual obligations and standards.
- Contact tenants to collect rent and pay expenses in compliance with lease terms. Prepare all required legal notices. Recommend and coordinate legal action as necessary.
- Negotiates early terminations of leases. Provides lease analysis for client's review and approval. Documents settlement of and notifies affected parties.
- Provides updates to leasing agents of all expirations and vacancies.
- Assists leasing agents with the preparation of letters of intent and administers full execution.
- Prepares and fully executes all lease documents, including all exhibits and landlord scope of work
- Oversees compliance with lease contracts.
- Coordinates with administrative assistance, notifications to leasing agents; property management of vacating tenants; a collection of rents due; evictions, bankruptcies.
- Process all tenant maintenance calls through the work order process
- Track as-needed inspections of properties and process maintenance items identified
- Source and build relationships with prospects/tenants to expand business opportunities
- Negotiate contracts with contractors/vendors in a timely and reliable manner.
