On Cue Hire’s client in Allendale, NJ is seeking a Director of Real Estate for a full-time position, hybrid onsite with local travel 75%.
This role will be responsible for managing a hospitality portfolio of over 200+ locations in New York and New Jersey. Must have strong experience in Real Estate Strategy working in the hospitality or retail sector. Must be skilled in handling leases, new lease execution, location scouting/site identification and general real estate operations.
Responsibilities
Manage full real estate portfolio from site review and selection, drafting all LOI’s, broker communications, develop Proforma, obtain site approvals, initiate liquor license sales, communicate with tax representatives and more
Manage and oversee franchise administration; track agreement and all communication
Maintain accurate and updated property information documentation
Develop, maintain, and implement a strategic market plan for growth and new store openings
Assist in negotiating business leases and manage owned locations
Maintain strong market knowledge of growth and competition in the real estate landscape
Identify potential sites for new restaurant development and relocation.
Knowledge of proposed location sites, monitoring and evaluating for appropriate locations and making recommendations, conducting all site tours
Analyze sales performance to ensure forecasting for locations
Build relationships with commercial real estate brokers
Prepare and present site proposals to Executive Leadership
Track major initiatives, team goals, and create reports
Partner with construction teams and some construction project management, keeping internal team abreast of timelines and status
Participate in project status meetings
Develop, fill, and maintain the pipeline of new locations, forecasting as required
Excellent knowledge of leases, lease terms, lease negotiations
Collaboration with legal department on lease and purchase agreements
Qualifications
5-7 years’ experience in real estate as a corporate real estate leader
Bachelor’s degree in Finance or Accounting or Real Estate; MBA preferred, or equivalent experience.
Development related experience in the franchising hospitality or retail industry
Independent problem solver and strategy thinker
In-depth knowledge of real estate market trends, construction and new site evaluation
Ability to travel frequently
Contract management and negotiation skills.
Presentation and communication skills
Analyze financial and operational data to support recommendations.
