A construction project closeout package is a collection of documents that summarizes the completion of a project and transfers the ownership and maintenance responsibilities to the client. It is a crucial step in ensuring that the project meets the contractual obligations, quality standards, and client expectations. A well-prepared closeout package can also help avoid disputes, claims, and litigation in the future. But what documents should you include in a construction project closeout package? Here are some of the essential ones that you should not miss.
The final contract documents are the basis of the project scope, schedule, budget, and specifications. They include the original contract, any change orders, amendments, modifications, or addenda that occurred during the project. They also include the final drawings, plans, specifications, and shop drawings that reflect the as-built conditions of the project. These documents are important to verify that the project was completed according to the agreed terms and conditions, and to provide a reference for any future modifications or repairs.
